Why We Built FindSeniorLivingNow: The Senior Living Industry Needed to Change

FindSeniorLivingNow Editorial Team Updated July 4, 2026 9 min read

We built FindSeniorLivingNow because the senior living industry has a secret it would rather families never learn: most of the 'free' advice out there is paid for by the facilities being recommended. We think families making one of the hardest decisions of their lives deserve a search with no hidden agenda — so we built one, and we refuse to take a placement fee, ever.

Every company has an origin story. Ours starts with a phone call — the kind millions of families make every year, at the worst possible moment, and never forget.

What was the moment that made us start this?

A family we knew was in crisis. Their mother had fallen, again, and this time she couldn't go home. They did what anyone would do: they searched online, found a friendly 'free senior living advisor,' and gave their name and number. Within an hour, the phone started ringing. Then it didn't stop. Community after community, calling, emailing, following up. The family had wanted help finding the right place. Instead they'd become a lead — packaged, priced, and sold to the highest-paying facilities in the area.

The advisor was warm. The advice sounded caring. But the communities she pushed hardest weren't the best-rated or the closest or the right fit for a woman with early dementia. They were the ones that paid her the biggest commission when Mom moved in. Nobody told the family that. Nobody ever does.

The family wanted help finding the right place. Instead they became a lead — packaged, priced, and sold to the highest bidder.

We couldn't stop thinking about it. Not because it was unusual — but because it is the norm. It is, quietly, how most of the industry works.

How does the senior living referral industry actually work?

Here is the part that shocks families when they finally learn it. When a placement agency or 'free' advisor helps a family and that family moves into a community, the community pays the agency a referral fee — typically $3,000 to $5,000, and often equal to the resident's first month's rent or more. The service is 'free' to the family only because the facility foots the bill on the back end. And a fee paid by the facility inevitably shapes whose door gets recommended first.

It creates three quiet problems, and families feel all of them:

  • Biased recommendations. Advisors steer toward the communities that pay them, or pay them the most — not necessarily the ones that best fit your parent. The best community for your mother may pay a smaller fee, or none at all, and so you may never hear its name.
  • Your information gets sold. The moment you inquire, your contact details are often distributed to several facilities at once — which is why the phone rings and rings.
  • No skin in your game. When someone is paid on placement, their incentive is placement. Not fit. Not honesty. Not whether your family is at peace six months later.

We go deep on the mechanics in a companion piece — the hidden cost of 'free' senior living advice — because every family deserves to understand exactly what they're walking into before they hand over their phone number.

So what did we decide to build instead?

We asked a simple question: what would a senior living search look like if it were built entirely for the family, and not for the facilities paying to reach them? The answer became FindSeniorLivingNow.

  1. 1Zero placement fees. Ever. We do not take a commission when your parent moves in. Not on any community, not ever. That single decision removes the conflict of interest at the root.
  2. 2Results ranked on merit. Communities appear based on ratings, reviews, care types, and fit — never on who paid us to rank higher. No community can buy its way to the top of your search.
  3. 3Your privacy stays yours. You browse and compare freely. Your information isn't sold to a list of facilities. You decide who to contact, and when — and you contact them directly, with no advisor inserted in the middle.
  4. 4The whole country, in the open. We list 61,882+ communities across all 50 states and every care type — from assisted living and memory care to independent living, skilled nursing, and home care — so you can see the real landscape, not a curated set of paying partners.

OUR BUSINESS MODEL, IN ONE LINE

Communities can pay a flat monthly subscription to maintain their listing and use our CRM tools — the same predictable price whether they gain one resident or fifty. We never charge a fee tied to a family's move-in. Our revenue can't be swayed by where you choose to move, which is exactly the point.

Isn't a fee-free model just idealistic?

We hear this a lot, usually from people inside the old model. But it isn't idealism — it's a better business built on a straighter line. Communities are tired of paying five-figure commissions on every move-in; a flat, predictable subscription is something a facility can actually plan around. Families are tired of being sold to; a search they can trust is something they'll return to and recommend. When your incentives point the same direction as the people you serve, you don't need to trick anyone. You just need to be genuinely useful.

The only way to give truly unbiased advice is to never get paid for where someone lands.

We'd rather build something families trust for a decade than something that squeezes a commission out of the worst week of their year.

Who did we really build this for?

We built it for the daughter searching at 2 a.m. after her father's fall, terrified and out of her depth. For the son three states away trying to help from a laptop. For the spouse who never imagined doing this alone. For every family that deserves an honest map instead of a sales funnel.

And, in a quieter way, we built it for the good communities — the ones with caring staff and fair prices that were losing families simply because they wouldn't, or couldn't, pay the biggest referral fee. On a level playing field, quality can finally compete on quality. That's why we invited communities to claim their listing and reach families directly, without a toll booth in between.

We know we're one company, not a revolution. But we believe the tide is turning — that transparency is coming to senior living the way it came to travel, to lending, to real estate, industries that were once just as opaque. Families are asking harder questions now, and they should. If this page does one thing, we hope it's this: the next time someone offers you 'free' help finding senior care, you'll know to ask who's paying them — and you'll know there's another way. When you're ready, you can search 61,882 communities near you for free, on your terms, with no spam calls and no one selling your name. That's not a marketing promise. It's the whole reason we exist.

Frequently asked questions

Is FindSeniorLivingNow really free for families?+

Yes. Searching, comparing, and contacting communities is completely free for families, and always will be. We never charge you, and we never take a placement fee when your loved one moves in. Communities pay a flat monthly subscription to maintain their listing — that is how we keep the lights on without charging families or biasing results.

How is this different from a placement agency or 'free advisor'?+

Placement agencies and 'free' advisors are typically paid a $3,000–$5,000 referral fee by the community when a family moves in, which can bias which communities they recommend. We take no placement fees, rank communities on merit rather than payment, and let you contact communities directly instead of routing you through an advisor. We explain the difference fully in our guide to how we compare.

Do you sell my contact information to facilities?+

No. Your information is not sold or distributed to a list of facilities. You browse privately and decide who to contact and when. That is the opposite of the lead-generation model that leaves families fielding calls from multiple communities at once.

How do you make money if you don't take referral fees?+

Communities can subscribe to a flat monthly plan to maintain their listing and use our CRM and lead-management tools — the same predictable price regardless of how many families they connect with. Because our revenue isn't tied to your move-in decision, it can't be swayed by where you choose to go.

Can a community pay to rank higher in my search results?+

No. Search results are ordered by ratings, reviews, care types, distance, and fit — not by payment. No community can buy a higher position in your results, which means what you see reflects quality and relevance, not marketing budgets.

Which types of care and which areas do you cover?+

We list 61,882+ communities across all 50 states and all major care types, including assisted living, memory care, independent living, skilled nursing, home care, home health, hospice, adult day services, and active adult communities. You can search by city or ZIP to see what's genuinely available near you.
